FROM MITIGATING DISEASE TO BUILDING HEALTH
Cambridge develops, owns and manages award-winning health-enhancing medical facilities – this has been our core business for more than 30 years. We’ve learned that thoughtfully designed real estate enables more precise diagnoses, more effective treatments, and faster recoveries. Like our healthcare partners and city leaders, however, we know mitigating disease is not enough. The United States spends twice what other countries do on healthcare but lags behind in results, quality and efficiency. And the costs are not just financial. U.S. residents have fewer healthy years beyond age 60 than other nations. Researchers warn that the current generation will be the first in history with shorter life expectancies than their parents. With chronic and avoidable illnesses responsible for 86% of costs and four out of the top eight disease-related causes of death, a big part of the answer seems maddeningly simple: prevention. So, just as we develop real estate that helps providers more effectively mitigate disease, Cambridge also uses real estate to prevent disease. We are developing communities that improve health for people who live, work and visit there.

Cambridge is developing a corporate headquarters campus to elevate the energized culture that CoverMyMeds, a subsidiary of McKesson, has cultivated for its employees and community. Situated on the scenic Scioto River in Columbus, Ohio, the $240 million, two-phase development features world-class design, LEED and WELL building standards and state-of-the-art “smart” systems and controls. The indoor/outdoor workspaces on every floor and connectivity to greenspace, hike/bike trails and waterways for kayaking embody the healthy, active workplace environments Cambridge has pioneered. Cambridge has developed 10 cancer centers across Texas with specialists like Texas Oncology / McKesson, the University of Texas MD Anderson Cancer Center and Cancer Support Community, along with our hospital system partners.










EFFICIENCY, CONVENIENCES

A tightly managed reimbursement market and mandated earthquake retrofits make creating new environments for care delivery challenging in California. In San Diego, Cambridge assisted Children’s Hospital, UCSD’s Department of Pediatrics and Sharp Memorial by developing Physicians Medical Center adjacent to their landlocked campuses. PMC is a three-building complex and garage housing multiple clinical specialties. Now owned by Rady Children’s, Physicians Medical Center also provides much-needed convenience retail for the campus community and visitors. The property and its staff have won numerous accolades at the county, regional and international levels.






TEAM-BASED APPROACHES
With 34 hospitals and 700 outpatient facilities, Mercy Health System is one of the largest in the United States – and one of the most innovative. Mercy is ranked as one of the best integrated and “most wired” networks and is among the first to have a comprehensive electronic health record that provides real-time, paperless access to records. All of which makes for superb coordination of care among clinicians and better results for patients. Cambridge developed state-of-the-art multispecialty clinics for Mercy in Arkansas and Missouri, facilitating efficient, patient-centered workflows.







BETTER CUSTOMER EXPERIENCES, MARKET WIDE
When Texas Health Resources decided to spread care throughout the Dallas-Fort Worth metro area, Cambridge helped by developing specialized facilities on THR campuses in Dallas, Fort Worth, Plano, Southlake, Allen, Rockwall, Arlington and Bedford. Nearly one million square feet later, THR continues to find ways to engage with its nearly
7-million person community. Case in point: THR has developed a population health strategy to keep people out of the hospital – including working with Healthways to measure well-being and with the Blue Zones Project to create a more walkable, bikeable Fort Worth.






TECHNOLOGY ASSISTED HEALING
One of most robust growth areas in the United States is the Alliance Corridor in North Tarrant County. In response, Texas Health Resources opened one of the most technologically advanced hospitals in the country with a focus on quality, wellness, prevention and education – all close to home. The hospital includes a medical office building developed by Cambridge which is integrated into the facility design to provide for convenient access between outpatient and inpatient service areas. The medical office facility includes an ambulatory surgery center, imaging, therapy and multi-specialty physician offices.






ALIGNED PARTNERS
Texas Health Resources believes hospitals and physicians must be aligned in the areas of economics, management and governance to provide the best patient care. As part of a market-wide expansion of surgical services across North Texas, Cambridge developed several short-stay hospitals in partnerships with THR and physicians, and added complementary medical office space to the facilities. The projects were designed as “focused factories,” concentrating on mostly outpatient procedures in cost-effective, physician-directed and patient-friendly settings. The strategy paid off. Patient and staff satisfaction in these types of facilities is among the highest in any market.





Mindful Development

BREATHE EASIER. LIVE BETTER.
As real estate developers, we sometimes know things we wish we didn’t. For example, a baby born today may have more than 250 building materials in his or her bloodstream. Products like carpet, paint, insulation and furniture can contain volatile organic compounds that “off gas” toxins in to the air. Because 90% of our time is spent indoors, where air quality is two to five times worse than outside, it’s easy to see how this unwanted inheritance is handed down. Mindful development means hearing those facts and declaring, “no more.” We select safer materials, provide cleaner air indoors, and design irresistible amenities to draw moms, dads, kids and everyone else outside to enjoy lush streetscapes, inviting parks and green gathering places … making that extra breath of fresh air a welcome part of daily life.

STAIRS
Adding two flights of stairs per day for one year sheds up to six pounds of body weight and increases healthy bone density and muscular strength. We celebrate our stairs and cheer for all who use them.

MATERIALS
Earth-friendly (and people-friendly) products preserve natural resources, promote cleaner air, reduce respiratory illnesses, and minimize greenhouse gases – that’s plenty of incentive for us.

GLASS
Glass increases natural light, boosts productivity, improves mood and regulates human circadian rhythms. Views through a window even speed healing. All good reasons to let the sun shine in.

WATER
We’re collecting storm water, groundwater and condensation to irrigate our entire site at ONEC1TY. An added benefit: all that water makes a nice watershed for residents and visitors to enjoy.

LIGHT
Earth-friendly LED lighting is dramatically more efficient than other technologies. LEDs last longer, consume fewer resources and contain no mercury, keeping our water supply safe. Go LED!

AIR
Wringing moisture from the outside air, pre-tempering it and increasing filtration reduces bacteria and mold and keeps occupants comfortable and allergy-free. Go ahead, take a deep, cleansing breath.

GREEN ROOFS
Adorning buildings with living roofs absorbs heat and creates natural insulation, reducing energy needs, air pollution, greenhouse gases and storm water runoff. We think they’re pretty, too.

COMPLETE STREETS
For too long, streets have served cars, not people. Complete streets let cars, walkers, and cyclists coexist safely. And landscaped, bioswaled medians remove pollution from runoff water.

REUSE, RECYCLE
Wood recycled from an empty warehouse is finding new life at ONEC1TY, indoors and out – as decks, benches and on walls. And our street beds feature crushed rock repurposed from excavation.
